MAN O MAN HOW TIME HAS FLOWN BY! Doing numbers for August and September's end is right around the corner! Eleven homes sold in DCBE in August 2015! Two Townhouses,Two Waterfronts, & two Golf Course homes, the rest were interiors. Median price was $179,500 while Average price was $194,529. The average home in DCBE was built in 1987 had 2103sqft a 3/2/2 with a Sold price of $187,508 bringing 96.74% of list price on the market for 144 days! Three of those sold were on the market for over 240 days up to 403 continuos days on the market. There was a slight slow down in homes sold in Hood County overall. WOW! Hood County saw an increase in sales of single family homes comparing July 2014 to July 2015 of about 60% & DCBE too! Fourteen homes changed hands in DCBE this July..........3 sold in the $120Ks, three in the $130Ks, one townhouse in the $150Ks, one house with a pool in the $170Ks, one at $189K, two in the $200Ks ($242K & $250K), the latter a waterfront, three in the $300Ks all built in 2001 or newer. Seven smaller homes sold that were built in the 70s, 3 in the 90s & 4 in 2000 or better. Only one waterfront sold in DCBE. Median price for all those sold was a 3/2/2.5 built in 1986 with 1993sqft at $92.76sqft including the waterfront, 2 golf course homes, & two townhouses & all the rest interior lot homes. Hood County saw 124 homes change hands in June 2015, 30 homes better than last year. Both averaged 3/2/2 a '95 model but the price per sqft went to $97.79 with an average price of $203K! Here in DCBE there were a little over 10% of those sold in 167 days on the market for $186,158 averaged out to a 1987 model, 3BR 2 and a half bath with a two car garage. DeCordova Bend liked May this year! Ten homes changed hands according to the MLS & 10 more are pending to close. That ROCKS! The homes pending seem to be a little newer for DCBE with 3 built in 2002+ five built in the 80s & 2 older-one 1977 & one 1979. Prices ranged from $64,995 to $294K for a waterfront on Crescent. Average sales price was $191,315 and the median price was $178,700. Maximum days on the market was 402 & minimum was 21. The lake is back where it is supposed to be so we should be seeing some waterfronts recover. If you would like a complimentary market analysis, give me a holler! This March 91 houses sold in Hood County, 10 of them were in DeCordova Bend Estates. One condo, $69K, 5 interior lot homes going from $80K-223K, 1 Townhouse, & 3 Golf Course Homes, any older one for $149K, one with a pool for $247K and a large one with almost 3600sqft went for $325K. Of the 51 homes that sold in Hood County in February 2015, only two were in DCBE which makes me think we just don't like to move in the cold! Both of these were newer for DCBE, '95 & '96 both bricks, one interior and one on the course. The one on the course brought almost $11 more per sqft. which is almost $50K when you consider there were almost 2900sqft in the golf course home. Location, location, location! This year started off with a BANG! Seven properties changed hands in January. Two on the course but built in the 70s brought 93% of their listing price and averaged 253 days on the market. The longest days on the market was 420 and the shortest was 38 days. Five sold between $138K and $180K. Of the other two, one sold at $215K a 2006 model interior & a waterfront at $288,536 or 87.7% of its listing price. DECEMBER 2014 DCBE
Seventy four house sold in Hood County in December of 2014. Four of them were in DCBE. Two on the course, one went cheap and needed work & two on Cortez. The homes sold from $80K up to the top sales price of $189K. Let's see what happens in 2015! There were 57 houses sold in Hood County in November. Nine of those werein DeCordova Bend Estates. Of those sold, two course "fixer-uppers" one being a foreclosure going for $99K & $124,5. Two larger house on interior lots sold for $154,5 & $156K cash. From one aspect to the other 2 sold for $160K one on the market for 654 days and the other only 11. Some newer interiors sold with over 2300sqft for $172,500, $195K and $199K all updated. OCTOBER 2014 DeCordova Bend
Nine houses changed owners around the bend in October out of the 75 that sold within Hood County. We had a new construction go for $198K (about $100 sqft) & on the lower end a foreclosure sell for $71,900. All others were also interior lots with the exception of an older home on #8 with 1810 sqft. Sale prices ranged from $126K to $179K on those for an average of 96.6% of list to sales price with 83 days on the market and a sold price average of $143K. September 2014 DCBE Sales
This month only saw 3 houses turn within DCBE out of the 86 which sold in Hood County. All interior lots and one with a pool.... sold prices were $179,9, $210K & $219K which is up median pricewise from last month.
August 2014 DCBE sales
August brought us 11 new neighbors. Some moved inside the community but they moved so they are new neighbors! Six of the houses that sold were priced from $125K to $139K, one small one on the course at $149,900 & then a big one on the course with over 3K sqft that went for $307K. July 2014 DCBE sales
Sorry Y'all....we had an MLS switch to a new program mid August & technology fell on its face a few times before I could get the info to inform. There are 62 houses actively on the market in DCBE. In July 9 sold, which rocks! The largest was a 2007 biggie with a pool going for $355K, 2 on Comanche Vista in phase one, $92K & $185K, one home on the course for $180K, 3 interior lots $139,9, $143K and $159K, then a condo for $93K. Again, I apologize for the late report but as we all know, stuff happens & change is inevitable & acceptant of the change, optional!
June 2014 DCBE Sales
The month of June saw 6 houses close in DCBE. A log cabin, a property that had been foreclosed on, a 1980 golf course home-$147K, a '93 interior home-$162K, a '06 big one on the inside with 2669 sqft-$237K & one waterfront with 2692 squares for $309K. 89 homes sold in Hood County only 5 more than in 2013.
May 2014 DCBE Sales
Wow, I can't believe May is already over....good grief this year is going fast. There were 59 active houses on the MLS when I checked June 1st. In May, we sold 4 homes in DCBE. One golf course home with 1434 sqft with 2BRs sold for $130K & an interior 1184sqft house with 2 BRs went for $90K. April 2014 DCBE numbers
For April DCBE got 5 new neighbors in our community. The houses that sold were a repo on Cortez but when Melanie & Bill get finished with fixing it, I'm sure it will be nothing short of fabulous. Also, a two story over on Comanche near the Durant Par 3 has some new folks in it. Two newer for DCBE interior homes sold on Circo & Sonora & then one on #18 fairway on Crescent brought $101.73 per sqft! Prices were $78K, $148K, $216K, $195K and $265K bringing about 99% of their list price! DCBE has 59 houses actively on the market at this time! Call me if I can help you!

February 2014 DCBE numbers
46 active properties on the market in DCBE in the MLS as of 3/3/2014 with 5 closing sales in DCBE for February. Two interior homes, one a smaller redo that was a foreclosure sold for $106K and a 1994 for $143K. Two golf course homes sold too about the same sqft & age at $168K & $170K. There were 7 properties that sold in DCBE in the month of December 2013! Two condos, $72K & $90K, 2 golf course homes $120K & $168, 800, 2 interior homes at $134K & $161,500 and a Newer Home for $258,500.
